UK House Price Index — Average Price by Local Authority
The official average house price for every UK local authority, from the HM Land Registry UK House Price Index (UKHPI). Each record is a real local authority with its latest-month average price, 12-month percentage change and average price broken down by property type (detached, semi-detached, terraced and flat) — the canonical statistics used to compare housing costs and price growth across the country.

This dataset is available as machine-readable JSON — including provenance, columns, key figures and a verbatim sample of rows — and as a spreadsheet-ready CSV sample, for researchers, journalists and AI assistants. Every figure traces to the source below.
Methodology
Every row is read verbatim from the official UKHPI full-file CSV for the latest published month (April 2026). Average price, 12-month change and the property-type average prices are the values published by HM Land Registry for each local authority; no figure is estimated. English local authorities are joined to their parent region using the ONS Local Authority District to Region lookup; Welsh, Scottish and Northern Irish authorities take their country as region. Headline key figures (most/least expensive authority, fastest annual growth) are computed directly from these rows.
