1. Introduction

GeraRent is operated by Gera Services (registered in England and Wales). These Terms govern use of gerarent.com and our mobile applications.

2. Our Services

GeraRent is a property rental marketplace connecting landlords with prospective tenants. GeraRent is an intermediary — we facilitate introductions and provide listing, booking, and payment infrastructure, but we are not a party to any tenancy agreement. The tenancy contract is directly between landlord and tenant.

3. Landlord Terms

Landlords confirm they:

  • Own or are legally authorised to let the listed property
  • Hold any required landlord licences (e.g., HMO licence in the UK where applicable)
  • Comply with all applicable landlord obligations (gas safety, EPC, electrical safety, right-to-rent checks, deposit protection)
  • Will accurately represent the property in listings
  • Accept GeraRent's listing fee or commission as shown in the Landlord Dashboard

4. Tenant Terms

  • Minimum age 18
  • Consent to identity verification, credit checks, and right-to-rent checks (UK)
  • Provide accurate information in rental applications
  • Pay rent and deposits on time through the platform
  • Communicate respectfully with landlords through the platform

5. Deposit Protection

For UK tenancies, deposits must be protected in a government-approved Tenancy Deposit Scheme (TDS, DPS, or MyDeposits) within 30 days of receipt, per the Housing Act 2004. GeraRent does not hold deposits — this is the landlord's legal obligation.

6. Payment Terms

Rent payments processed via Stripe. GeraRent facilitates payment collection and passes funds to landlords less any applicable fees. Landlord payout timing shown in the Landlord Dashboard.

Cancellations: Before a tenancy starts, cancellation terms are stated at booking. After a tenancy starts, the applicable tenancy law governs early termination.

7. Limitation of Liability

GeraRent is not liable for the condition of properties, landlord or tenant conduct, or the terms of individual tenancy agreements. Our liability as intermediary is limited to fees paid to GeraRent in the prior three months. Consumer Rights Act 2015 rights are unaffected.

8. Governing Law

England and Wales. Tenancy agreements themselves are governed by relevant property law. Contact [email protected] before formal proceedings.
