GeraRent in Nigeria 2026 — Lagos and Abuja rentals — tenancy law, agent fees, and how to skip the bidding wars
Published 21 April 2026 · 9 min read
Quick answer: GeraRent is a rental marketplace for Nigerian tenants and landlords. Listings in Lagos (Lekki, Ikoyi, Ikeja, Yaba, Surulere), Abuja (Wuse, Maitama, Garki, Jabi, Gwarinpa) and Port Harcourt. Verified landlords, transparent agent fees, monthly-rent payment plans where landlords accept. Prices in naira via useCountry(). Payments via Paystack, Flutterwave, Opay, Palmpay and bank transfer.
Nigerian renting today
Most Nigerian landlords still demand 1 or 2 years of rent upfront, plus agent fee (10%), agreement fee (10%), legal fee (10%) and caution deposit. That stacks to 30–50% overhead on top of rent. Younger professionals — especially in Lagos and Abuja — want monthly or quarterly plans. Lagos State and the FCT have both made political noise about regulating this. Our job is to surface the landlords who already accept shorter-term plans and make the trust layer visible.
Regulation
Lagos State Tenancy Law 2011 sets minimum tenant rights (reasonable notice, recovery of premises procedure, prohibitions on demanding more than one year upfront in some premises categories). FCT Abuja tenancy practice follows the Recovery of Premises Act. Real-estate agents in Lagos must register with the Lagos State Real Estate Regulatory Authority (LASRERA) — we verify LASRERA numbers. For data we operate under the Nigeria Data Protection Act 2023.
Pricing in naira
Typical 2026 annual rents (benchmark only): Lekki Phase 1 2-bed ₦4m–₦8m, Yaba 2-bed ₦1.5m–₦3m, Abuja Wuse 2 2-bed ₦2.5m–₦5m, Gwarinpa ₦1.8m–₦3m, Port Harcourt GRA ₦1.5m–₦3m. Prices in ₦ via useCountry().
Payments and plans
Paystack, Flutterwave, Opay, Palmpay, card, bank transfer via NIBSS — the dominant rail for large-sum rent. We flag landlords who accept monthly or quarterly payment plans (growing, especially in Lagos co-living). Agent fees shown transparently on every listing.
Cities covered
Lagos (Lekki, Ikoyi, Victoria Island, Ikeja GRA, Surulere, Yaba, Ajah, Magodo), Abuja (Wuse, Maitama, Garki, Jabi, Gwarinpa, Lokogoma), Port Harcourt (GRA, Old GRA, Trans-Amadi), Ibadan (Bodija, Agodi), Kano (Nassarawa GRA), Benin City (GRA).
Trust and verification
LASRERA verification for Lagos agents. Landlord identity verified via BVN/NIN. We watermark uploaded photos and take down duplicate listings. No pay-to-promote; rank is by relevance and recency.
How we compare
PropertyPro.ng, ToLet.com.ng, Nigeria Property Centre and Private Property are the incumbents. They are good at catalogue but weaker on verification and flexible-payment flags. We lean into those two gaps.
