Regulation — RA Civil Code tenancy + SRC rental-income tax

Residential tenancy in Armenia is governed primarily by the RA Civil Code (Chapter 31). Rental income is taxable under the RA Tax Code; individual landlords typically pay under the simplified-regime rental income tax. GeraRent issues SRC-compatible rental-income records automatically for landlords, and issues tenants a digital rent receipt for each payment. For foreigners renting in Armenia, residency-permit rules (RA Migration Service) apply separately to the immigration side; the tenancy itself is straightforward.

Payment rails + escrow

Idram is the one-tap default for both deposit and monthly rent. Also: Easy Pay, Tel-Cell, Arca card, Visa, Mastercard, Apple Pay, Google Pay, GeraCash wallet debit. Deposits are escrowed on the platform, released on lease-end subject to landlord & tenant sign-off; disputes are resolved under RA Civil Code with on-platform mediation.
